Steve Lay of Lay2 Real Estate took out not only the top result of the quarter – but also the second best!

We spoke to Steve following his outstanding success who said:

"It comes down to LUCK – Labour Under Correct Knowledge. Preparation, put your head down and stick to the basics.”

The days on market for Steve's two sales were only 17 and 18. This is in stark comparison to 66 days which is the median for the suburb of Bayswater, according to Corelogic data.

“There’s agents out there with 120 days+ on market, so when owners see how long it takes to sell and you can show them these statistics it makes a big difference,” said Steve.

The five active bidders involved in Steve’s sales created a healthy level of competition which drove the price above the vendor’s reserve price.


Steve’s sellers have been extremely happy with the process, which offers the best chance to achieve the optimum market price, within a structured time-frame of less than 30 days.

“For me I find out their motivation. Whether they want their property on the market for 2-3 weeks, or whether they want it on the market for 3-6 months.

It leads back to the most efficient way of selling in the market right now. Which is an evidence-based marketing process called Openn Negotiation.” he said.

The most number of bidders

As we know, the more bidders involved, the better the outcome for vendors as the transparent competition drives the price up to true market value.

Congratulations to Kym Chamberlain from Morgan Real Estate who had 9 active bidders involved in her sale of 124 Rostrata Avenue, WA.

Coming in close second was Duro Margaretic, who was extremely happy with the results, saying:

“Implementing your method achieved 8 bidders, 34 bids and a SOLD result in this current market. Here’s to many more.”

The least days on market

No agent ever wants a stale listing, and with the average days on market around the country reaching 60-100+ days in some areas, having a result of 12 days on market is outstanding.

The greatest value of property sold with Openn Negotiation

The market has definitely been tough, but in three short months, Simon Hardaker from Astemi Property had over $6 million worth of properties sold via Openn Negotiation. What a tremendous result.

Ross Cleaver rounded out the top five agents in this category with $2,232,000 in sold property. While initially skeptical of the Openn Negotiation system, Ross now lists majority of his properties with Openn and is excited for the future:

“If this Openn system works so good in a soft market... I can’t wait to utilise it in a strong marketplace,” he said.

Congratulations to Peter Smyth from Smyth Property for taking out the most listings via Openn Negotiation this quarter. As one of our newly trained agents, Peter has hit the ground running with 11 homes listed on the Openn Negotiation platform.

When asked what he thought of the Openn Negotiation sales system, Peter’s advice was simple:
